Frequently Asked Questions

If you have a question surrounding any of the services on offer, it may have been answered below. If your question hasn’t been answered, please don’t hesitate to get in touch.

What is Change of Use?

Change of Use refers to when you apply for your property or land to change its use. For example, a barn used for agricultural purposes then changes to a house which could be in the form of a class Q conversion or a full planning application. These uses are formed into different classes depending on their intended use. So, when your new intended use falls under a different class, you are obligated to obtain planning approval from your local planning authority.

What are class Q conversions?

Class Q Conversions offer a streamlined pathway for converting agricultural buildings into residential dwellings under permitted development rights, provided specific criteria and limitations are met. This process supports rural development, promotes the reuse of existing structures, and simplifies the conversion process compared to full planning applications.

What is the difference between planning permission and building regulation approval?

Planning Permission and Building Regulations Approval are two distinct processes in the construction and development of buildings in the UK. They serve different purposes and are governed by separate sets of regulations.

Planning Permission: Planning Permission is concerned with the use of land and the external appearance of buildings. It assesses the impact of a proposed development on the environment and the community.

Building Regulations Approval: Building Regulations Approval ensures that the construction of buildings meets minimum standards for health, safety, welfare, convenience, and sustainability.

How much is planning permission going to cost me?

In addition to our fees, which we will quote for, for the deposit of the application, planning application fees are payable to the local authority. These fees vary across the different types of application and this list is not exhaustive:

  • Pre-planning advice — £100
  • Householder Applications: Extensions and alterations — £258
  • Full Applications for New Dwellings: One and more dwellings but fewer than 10 — £578 each
  • Outline Applications: Outlines how a site can be developed — less than 0.5 hectares — £578 for each 0.1 hectare
  • Change of Use Applications: Changing the use of land or property — £578

How long does a planning application take to come back?

This can vary depending on the complexity of the planning proposal. We should hear back within eight weeks, but the local authorities are currently taking longer than that.

How long does planning permission last?

Planning permission typically lasts around three years before an application will need to be submitted again.
